In 2021 Sonbrook completed the acquisition of five unique houses on Dublin’s most loved Georgian square. Never before in the 260-year history of Merrion Square have five of its grand townhouses, side-by-side, come to the market at one time.
Embracing their special heritage and history, we have developed a best-in-class, serviced flexible office offering, combining premium workspaces along with amenities not usually available to occupants of Georgian buildings—setting this unique development apart.
Background
Sonbrook has been operating in the Dublin office sector since 2019 with the acquisition of the Merchant Buildings portfolio in Dublin 8, comprising 140,000 sq.ft (gross) of riverside buildings and a multi-storey car park.
We opened our first dedicated flexible office building at 128 Lower Baggot Street in 2020 which has performed strongly since.
39-43, Merrion Square – A Flagship Asset
Recognising and understanding the opportunity in the flexible workspace sector we acquired 39-43 Merrion Square East in 2021. Consisting of five interlinking listed Georgian houses comprising 46,000 sq.ft gross floor area, the buildings and external areas were in poor condition.
ESB remained as tenants for a period and we carried out a comprehensive c.€8m refurbishment of the buildings commencing in January 2023, opening our show space in October 2023.
The works were carried out in 18 months through our own contracting entity, to include an extensive façade restoration, roof and window renewal, full M&E re-fit (heat, light, power, data and security) and all new FF&E. The refurbishment also included full compartmentalisation / fire proofing and acoustic enhancement at all levels and landscaping of all external areas.
Ella House – the leading flexible workspace in Ireland
Ella Webb (1877-1946) a pioneering paediatrician who worked in one of our houses inspired the naming of the building.
We developed a new sales and marketing platform and successfully positioned Ella House as the premium offering for companies seeking the highest quality flexible workspace in Dublin.
We further refined our hospitality-focused operating platform with a sophisticated new front and back end IT infrastructure.
Within 12 months of launching our show spaces Ella House was at full occupancy. Twenty four high value companies employing some 350 people now call Ella House home and a thriving community of like-minded and progressive businesses has developed. The covenant strength of those taking space is exceptional, all bar two companies operating internationally.
